Our Epic Halloween Party– Costume Chaos and Good Times!

10/29/2024

Picture
Halloween came and went, but man, what a party!  We had the whole setup dialed in – spooky decorations, crazy costumes, and a vibe that screamed Halloween all night long.
The Vibe Picture this: you walk in, and it’s dark with just the right amount of creepy candlelight and fog drifting around. The whole place was decked out – cobwebs, carved pumpkins, creepy little decorations tucked in every corner. We even set up a playlist with the best Halloween jams that got everyone in the spooky spirit!

ALL Costumes The costumes were on point! Everyone came through with their best look, from classic monsters to some random, hilarious get-ups. The volume of the mic was too low and we could not have the costume contest. I swear, some of these people were ready for a movie set.

Capturing the Night Of course, there was no shortage of photos. Everyone looked too good (and ridiculous) not to capture it. Group shots, solo poses, even some mid-game action shots – we got it all.
Halloween 2024? Solid success. Looking forward to keeping this energy going next year – maybe with even bigger prizes for the best costumes. Until next Halloween!

Navigating the 2023 NAR Lawsuit: Key Implications and What It Means for the Future of Real Estate

8/22/2024

Overview
The 2023 National Association of Realtors (NAR) lawsuit has sparked significant discussions in the real estate industry. This class-action lawsuit, centered on antitrust allegations, could have far-reaching consequences for homebuyers, sellers, and real estate professionals alike.
Antitrust Allegations
  • The lawsuit claims that NAR’s policies restrict competition, leading to higher costs for buyers and sellers.
  • Central to the case is the requirement that sellers offer part of their commission to the buyer’s agent, which plaintiffs argue inflates overall transaction costs.
Impact on Real Estate Commissions
  • If successful, the lawsuit could lower seller costs by changing traditional commission structures.
  • Sellers currently pay commissions for both listing and buyer’s agents, often resulting in higher fees.
Increased Transparency
  • The lawsuit highlights the need for clearer disclosure of commissions and fees in real estate transactions.
  • Enhanced transparency would help consumers better understand the costs involved, leading to more informed decisions.
Impact on Homebuyers and Sellers
  • Potential outcomes of the lawsuit include lower commissions and increased transparency, making real estate transactions more cost-effective and straightforward.
Market Competition
  • The lawsuit brings attention to market competition, suggesting that a more competitive landscape could benefit consumers with more choices and better deals.
Legal Implications
  • Real estate professionals need to be aware of the legal ramifications of this lawsuit, including antitrust laws and potential changes to business practices.
Changes
  • The biggest change is that listing agents (the agents who represent home sellers) may no longer make offers of compensation to buy-side agents on any NAR-affiliated multiple listing service (MLS). In addition, a buyer’s agent must now have a written contract with a home shopper, clearly specifying their fee, before they may show that client a house.

Listing commercial buildings for sale! Here is where to start:

3/14/2023

Listing a commercial building for sale requires careful planning and execution to ensure a successful sale. Hiring an experienced real estate agent can help streamline the process and increase your chances of a successful transaction. Here some things to start with.

1. Property valuation: Your real estate agent will conduct a thorough evaluation of the property to determine its market value. This will involve analyzing comparable sales, current market conditions, and the property's condition, location, and amenities.

2. Marketing strategy: Your real estate agent will create a marketing strategy to attract potential buyers. This may include listing the property on commercial real estate websites, promoting it to their network of buyers, and hosting open houses or virtual tours.

3. Negotiations: Once a buyer has made an offer, your real estate agent will help you negotiate the terms of the sale. This may include the purchase price, financing, and closing date.

4. Closing: Finally, your real estate agent will help you navigate the closing process, which involves finalizing the sale and transferring ownership of the property to the buyer.

Use a professional when looking to purchase or lease commercial property

Picture
Purchasing or leasing commercial property can be a complex and challenging process. Unlike residential real estate, commercial property transactions involve many more considerations and potential pitfalls. In such a scenario, using a commercial realtor can be an excellent decision. Here's why:

1. Access to Market Knowledge and Information

A commercial realtor has access to a wealth of market information and knowledge, which can be invaluable when looking to purchase or lease commercial property. They can provide you with insights into the current market conditions, available properties, and the latest trends in commercial real estate. They also have access to a database of properties, which can save you a lot of time and effort.
2. Expertise and Experience
Commercial realtors are experts in their field, with many years of experience dealing with complex commercial property transactions. They have a deep understanding of the various legal and financial aspects of these transactions and can guide you through the entire process, from start to finish.
3. Time-Saving

Using a commercial realtor can save you a lot of time and effort. They can handle all the paperwork, negotiations, and communication with other parties involved in the transaction, including lawyers, lenders, and property owners. This frees up your time to focus on your business or other important matters.
4. Better Deals and Negotiations

A commercial realtor can help you negotiate the best possible deal on your behalf. They have a deep understanding of the local market and can help you find properties that meet your specific needs and budget. They can also negotiate with property owners and sellers to ensure that you get the best possible deal, including favorable lease terms or a lower purchase price.
5. Access to a Network of Professionals

Commercial realtors have an extensive network of professionals in the real estate industry, including lawyers, lenders, inspectors, and contractors. They can refer you to these professionals, who can help you with various aspects of the transaction, including financing, legal advice, and property inspections.

In conclusion, using a commercial realtor when looking to purchase or lease commercial property can be an excellent decision. They can provide you with valuable market knowledge, expertise, and experience, saving you time and effort, and helping you negotiate the best possible deal. So, if you're looking to invest in commercial real estate, it's worth considering using a commercial realtor to guide you through the process.

Online Portals Eliminate Late Payments: Interview With A Breeze Power User

2/27/2023

Marty Gonzalez is the office manager at Keystone Realty Group, Inc., a small business that oversees 23 residential units and 10,000 square feet of commercial space. With years of experience closing countless deals in real estate and property management, he knew Keystone would fall behind without the help of property management software. When Keystone implemented Yardi Breeze, Marty saw an immediate positive impact on his office and relationship with tenants. We asked him to share his story and insights into what it takes to run a modern, successful operation.
Picture
What was the challenge for you before using Breeze?Managing several multifamily properties with spreadsheets and outdated software created multiple pain points, making it cumbersome and time-consuming to perform even the simplest tasks. Managing logins, taking maintenance requests by phone, figuring out late fees and updating listings proved too much for our small team to handle. Keystone needed a way to bring its marketing, property data and owner reports together in one place. That’s the only way we’d get an edge.
What did Breeze change for your workflows?Yardi Breeze proved to be the all-in-one solution that fit the bill. With a single login and dashboard showing real-time portfolio information, I can effectively oversee multiple properties in seconds flat. Plus, I save several minutes of work every time I need to drill down for more detail.
With Breeze, we’re able to scale up operations while scaling down staff workload. The improvements in resident retention, owner communication and overall efficiency have been priceless benefits to the company.
Another thing: When Keystone hired a new employee who had never used Breeze, I showed her how to use the online Help Center. She became proficient with Breeze in less than two weeks.
Have you noticed a difference in retention?        Thanks to tenant portals, there are no more phones ringing off the hook at all hours of the day. Everything tenants used to ask about is now easily submitted via their online portals (e.g., rent payments, maintenance requests).
Tenants used to rent for a year until the lease was up. Now, many of them stay for two or three years. Thanks to Breeze, our business operations are more efficient, and communication is much improved.
What accounts for how much time you’re able to save now?The dashboard is the biggest time saver. It’s kind of like having five screens of information at once. I don’t need to drill into different tabs. I can click right into them from the main page to see accounts payable and find out what’s still owed. I don’t even have to go into individual tenant profiles or search each property to tell me who hasn’t paid. It’s all here in one place. What used to take me around 15 minutes now takes five minutes. And that’s what I need.
We thank Marty Gonzalez for sharing his time and experience with us. We also wish him best of luck on his other business operation, Marty Real Estate.

What to Consider When Hiring a Relocation Realtor for Seniors
